As a real estate fanatic and investor I have had many related adventures over the past 10 years. They have all been leading up to our latest project. I love everything real estate and try to get as much information about the world of real estate as I can. What started as a Vancouver actors hobby has grown into a personal portfolio of homes and a real estate business with my two business partners (Condoguys) I am addicted to HGTV (along with TSN, it's lucky that they are side by side channels - makes for easy surfing back and forth) and wanted to try my hand at documenting our process and trying to share as much information along the way as possible.
As we start 2010, it is my intention to document the adventures that are ahead, specifically our purchase, renovation and move to Lions Bay. Our life (my wife, new baby, myself, and dog Davis) is very diverse and will no doubt influence this blog as we journey forward.
This is an experiment in new media and social networking...I will try to incorporate as many mediums as possible, I thought I would start with the easiest for me...writing.
My next/current real estate move was to buy a single family home that would fit my family's investment criteria as well as be a place we could renovate to fit our style and work as a house to bring up our first child. A little baby girl! (10 weeks old) and maybe another???
Here were my top 6 investment criteria:
1. Under $750,000 (including renovation costs)
2. A capital gain of $100,000 upon renovation completion (more about this another time)
3. Be in a location that my wife and I instinctually feel will be an even more desirable location in the coming years. Either undiscovered or in transition
4. Find a property that is in need of renovations - not paying for something that we are gonna tear out anyway!
5. Buy from someone who is motivated to sell
6. Have the property meet the lifestyle my wife and I are looking for. If we love it, chances are the majority of others will too.
Knowing my investment parameters we could combine it with our personal wish list. Next up...the vision!
